Why Greene County Suits a Barndominium

Barndominium builders in Greeneville have more room to work with than almost anywhere else in this corner of Tennessee. Greeneville is the county seat of Greene County, which covers 624 square miles and had 70,152 residents in 2020. Most of it is Ridge-and-Valley farmland, the kind of open acreage where a barndominium with a big shop and a pasture view makes a lot of sense.

The town itself

Greeneville had 15,062 residents in 2010, 15,479 in 2020 and an estimated 16,141 in 2025, on 17.00 square miles of land. The Town of Greeneville has its own Building and Development Services departments and posts its building permit information on the town site. If your lot is inside town limits, those offices are where the barndo gets reviewed, and the town's zoning decides whether a metal-sided home fits the district.

In the county

Greene County's own government states plainly that it issues permits for septic systems within the county, with applications filed online through TDEC. That is the first step on most rural lots. Under the state process, a TDEC environmental scientist visits the site, may ask for a soils map from a private consultant, and can take up to 45 days to process a complete application. For the house itself, Tennessee's State Residential Building Code Enforcement Program uses the 2018 IRC for one- and two-family homes in areas without their own exemption, and we confirm what applies to your parcel before plans are drawn.

Valley soils

The Dewey soil series is mapped in the Southern Appalachian Ridges and Valleys of Tennessee, northwest Georgia and northern Alabama. It is well drained with moderate permeability and formed in limestone residuum, often more than 60 inches deep, on slopes of 2 to 40 percent. Most Dewey land is cleared for row crops, hay and pasture, which is a good picture of the farmland around Greeneville. That deep, red clay subsoil is workable for a slab, but it needs proper base material and drainage.

The Nolichucky and what 2024 taught everyone

The Nolichucky River runs across the southern half of the county. Nolichucky Dam, south of Greeneville, was built in 1912 for power, bought by TVA in 1939, and is now kept for flood control and recreation after silt made the reservoir, Davy Crockett Lake, impractical for hydropower. During Hurricane Helene, early on September 28, 2024, TVA issued a Condition Red alert saying the dam's failure was imminent and local officials ordered evacuations. The Kinser Bridge on State Route 107 collapsed after floodwaters overran it. The dam held, but the event is a clear reason to check flood zones and pad elevation on any parcel near the river or its creeks.

Mountains to the southeast

The extreme southeast of the county lies in the Bald Mountains, part of the Blue Ridge. Gravel Knob rises over 4,840 feet and Camp Creek Bald reaches 4,844 feet. Lots up there need driveway planning and a closer look at rock and slope than valley farms do.

Local landmarks

The Andrew Johnson National Historic Site, established in 1942, covers about 16 acres in Greeneville. Davy Crockett Birthplace State Park sits on 105 acres along the Nolichucky, about 10 miles east of Greeneville near Limestone. Greene County itself dates to 1783.

Greeneville Questions

Where do I apply for a septic permit in Greene County?

The county directs septic applications online through TDEC. A state environmental scientist then visits the site. We stake the house pad and help line the barndo up with the strongest drain field area.

Is land near the Nolichucky safe to build on?

Some of it is fine and some sits in mapped flood zones. After Helene in 2024, we check every river-area parcel's flood zone and elevation before design.

Can you build a big equipment shop with living space?

Yes. Greene County's farm acreage is well suited to a wide-span shop house with living quarters at one end or upstairs.

Do you build in the mountains southeast of Greeneville?

Yes, including the Bald Mountains area. Those lots need more grading and driveway work than valley farms, so we visit before pricing.
