A Barndominium on the Tennessee Side

Barndominium builders in Bristol have to keep two states straight. The state line runs down the middle of State Street, and Bristol, Virginia sits just across it. This page is about the Tennessee side, where Tennessee's rules, Sullivan County and the City of Bristol, Tennessee decide what you can build and how it gets inspected.

Bristol by the numbers

The census counted 26,702 people in Bristol in 2010 and 27,147 in 2020, with a 2025 estimate of 28,107. The city covers 32.66 square miles of land, and 67.4 percent of homes are owner-occupied. That is a steady town, not a boom town, and larger acreage generally means looking just outside the city in Sullivan County.

Permits inside the city

The City of Bristol issues combination building permits for both commercial and one- and two-family projects. A contractor and subcontractor list has to come with the application, and the city asks applicants to read its residential FAQ before applying. A barndominium is a one-family home in the code's eyes, so it follows that same path.

Permits outside the city

In the county, Sullivan County's Department of Planning and Codes in Blountville is the office. It requires building permits for all types of residential housing, has adopted the 2018 International Residential Code and the 2018 energy code, and points out that septic and floodplain permits may also be needed. Electrical permits are issued by the State of Tennessee, and inspections can be requested online through the state's system.

Creeks through town

Little Creek and Beaver Creek both flow south through Bristol. Little Creek joins Beaver Creek two blocks south of the state line on the Tennessee side, and Beaver Creek runs on to the South Fork Holston River. If your lot is near either creek, we look at the flood map and the low spots before picking a pad, and we keep the slab above the water's likely path.

Lake and mountain land in Sullivan County

South Holston Dam holds back South Holston Lake on the South Fork, and the first 20 miles of river below the dam are known as quality trout water. Land near the lake and up on Holston Mountain, which at 4,284 feet is the highest point in Sullivan County, draws people who want a weekend place or a full-time home with a view. Those lots are steeper and further from sewer, so the septic site visit and driveway layout come first. Tennessee's septic process starts with a TDEC environmental scientist walking the site, with the four corners of the house pad staked, and can take up to 45 days after a complete application.

Weather a metal home has to handle

NOAA's 1991-2020 normals for the Bristol-Johnson City area show an annual average high of 68.2 F and low of 44.9 F. July averages 86.4 F for a high, and January's average high is 46.5 F. Precipitation averages 43.97 inches a year, with July the wettest month at about 5 inches and October the driest at 2.52. Hot, wet summers mean condensation control under a steel roof matters as much as winter insulation, so we pair a continuous insulation layer with properly sized, dehumidifying HVAC.

Music, racing and a lot of visitors

Congress recognized Bristol as the Birthplace of Country Music in 1998, a nod to the 1927 recordings Ralph Peer made here, including the Carter Family. Bristol Motor Speedway, on Speedway Boulevard in Bristol, Tennessee, opened on July 23, 1961. If you want guest quarters for race weekends and festivals, we can design a floor plan with a separate suite and its own entry.

Common Bristol requests

  • Shop houses with RV or boat bays for lake trips
  • Two-story barndos on small valley acreage
  • Guest suites inside a steel or post-frame shell
  • Turnkey builds that handle permits through finish-out

Bristol Questions

Is a barndominium permitted differently in Bristol, Tennessee than in Bristol, Virginia?

Yes. They are separate cities in separate states with separate permit offices. We only build to the rules of the side your land is on, and this page covers the Tennessee side.

What permit does the City of Bristol, Tennessee issue for a new home?

A combination building permit for one- and two-family projects, submitted with a contractor and subcontractor list.

I have land near South Holston Lake. Where do I start?

Usually with the septic site evaluation and the driveway route, since lake-area lots tend to be steeper and off sewer. Then we design the barndo around what the site allows.

How do you deal with summer humidity in a steel building?

With a continuous insulation layer that stops warm, wet air from reaching cold metal, plus HVAC sized to remove moisture. July is the wettest month here.
