Building Smart in the Erwin Valley
Barndominium builders in Erwin have to respect the river. Erwin is the county seat of Unicoi County and sits in a narrow valley on the Nolichucky River, which enters the county from North Carolina and is its main drainage. Ridges of the Unaka Range rise to the north of the river and the Bald Mountains to the south. Flat, buildable ground is limited, and some of the flattest is closest to the water.
What Helene changed
In September 2024, Hurricane Helene sent the Nolichucky through Erwin with enormous force. Helicopter crews rescued 58 people from Unicoi County Hospital after it was almost entirely submerged. Part of the I-26, US 23 and US 19W bridges over the river in Erwin washed away, and six workers trapped by water at the Impact Plastics plant were among the missing and dead. The river has done this before: the record flow at the Embreeville gauge downstream was 120,000 cubic feet per second in May 1901. Anyone building near the Nolichucky or its creeks here should start with the flood map and the parcel's elevation, and be ready to pick higher ground.
A small county with a lot of mountain
Unicoi County covers 186 square miles, the fifth-smallest county in Tennessee by area, and had 17,928 people in 2020. It was created in 1875 from parts of Washington and Carter counties. Its high point is Big Bald at 5,516 feet, a grassy summit crossed by the Appalachian Trail. Near Erwin, South Indian Creek and North Indian Creek join the river, and the trail and US 19W bridge the Nolichucky southwest of town.
The town
Erwin had 6,097 residents in 2010, 6,083 in 2020 and an estimated 6,019 in 2025, on 4.13 square miles. About 71.4 percent of homes are owner-occupied. The town runs a combined Building, Planning and Zoning office on North Main Avenue, with a building permit application, a zoning ordinance and a downtown overlay. Inside town limits, the zoning district on your lot decides whether a barndominium fits, and the overlay matters downtown.
Outside town
On county land, Tennessee's State Residential Building Code Enforcement Program can apply. It uses the 2018 International Residential Code and 2018 energy code for one- and two-family homes in places that have not been exempted or opted out. A barndominium is a house to the inspector, steel frame or not.
Thin soils, steep slopes
Much of the land above the valley floor is Blue Ridge mountainside. The Unicoi soil series, mapped on mountain slopes and ridges in the Southern Blue Ridge of Tennessee, North Carolina and Virginia, is somewhat excessively drained and often only 7 to 20 inches deep to unweathered bedrock, on slopes typically 15 to 75 percent. Its main use is woodland. Building on ground like that can mean rock excavation for footings, retaining walls, and a hard look at whether a conventional drain field will fit.
Septic first
Tennessee's septic process starts with a TDEC environmental scientist evaluating the lot. Long property lines need stakes no more than 200 feet apart, the house pad corners have to be staked, and the scientist may ask for a soils map from a private consultant. Processing can take up to 45 days from a complete application. On shallow or steep land, the answer to the septic question often decides where, and how big, the barndo can be.
Railroad and pottery roots
The Clinchfield Railroad started a pottery in Erwin in the 1910s that became Southern Potteries, maker of hand-painted Blue Ridge China. On tight valley land, a modest, sturdy home with a workshop often makes more sense than a sprawling build, and a compact barndominium suits that well.

Erwin Questions
Should I rebuild near the Nolichucky after Helene?
That depends on the parcel's flood zone, elevation and local floodplain rules. We start every Erwin-area project by checking those, and we will tell you if higher ground on the same property is the better spot.
Who handles permits inside Erwin?
The town's combined Building, Planning and Zoning office. It has a building permit application, a zoning ordinance and a downtown overlay that we review for your lot.
Can I put a septic system on steep mountain land?
Sometimes. Shallow, rocky soils like the Unicoi series limit drain fields, so the TDEC site evaluation comes before design.
Is a metal barndominium a good idea in the mountains here?
It can be, with a foundation designed for the rock and slope and an envelope built for cold, damp mountain weather.
